Turkish Citizenship for Egyptian Investors: The Regulated Fund Route

A clear guide for investors from Egypt and Egyptians living in the Gulf and Europe: how the USD 500,000 fund route works and what to check in Egypt before you apply.

Short answer: An Egyptian national can apply for Turkish citizenship by investing at least USD 500,000 in units of a real estate fund regulated by the Capital Markets Board of Türkiye and holding them for three years. Spouse and children under 18 are included and there is no requirement to live in Türkiye.

How the fund route works

Instead of buying an apartment, you subscribe to units of a real estate fund regulated by the Capital Markets Board of Türkiye (CMB). The CMB issues a conformity letter, and your lawyer files the residence permit and citizenship applications.

One transparent investment

One subscription at a price set by licensed appraisers, units held in your own account and fund disclosures published on KAP.

No property to manage

No tenant, building charges, property tax or repairs to follow from abroad.

Exit after three years

After the holding period, units are redeemed under the fund rules. There is no need to find a buyer.

Family included

Your spouse and children under 18 apply with you on the same investment.

What Egyptian investors should check first

Dual nationality

Türkiye allows dual citizenship. Egyptian nationality law allows an Egyptian to keep Egyptian nationality when acquiring another one, with government permission. Apply for that permission or take advice from an Egyptian lawyer before you start.

Moving funds

Many Egyptian investors use savings held in the Gulf or Europe. The transfer must come from an account in your name and the source of funds is documented.

Living in the Gulf

If you live and work in Saudi Arabia, the UAE, Kuwait or Qatar, you can invest and complete most steps from there through a lawyer with a power of attorney.

Documents

Passport, birth and marriage certificates and children's birth certificates, legalised and translated into Turkish by a sworn translator.

Step by step

  1. Call and fund selection: we explain the funds, the documents and the timeline, and you choose a fund.
  2. Tax number and accounts: a Turkish tax number and a bank or brokerage account are opened, usually by your lawyer with a power of attorney.
  3. Transfer and conversion: USD 500,000 is transferred from an account in your name, converted at a Turkish bank and the fund units are bought.
  4. CMB conformity letter: the Capital Markets Board confirms the investment and the three-year holding commitment.
  5. Residence permit and citizenship file: your lawyer files the applications; biometrics follow.
  6. Decision: citizenship is granted by presidential decision, then ID cards and passports are issued.
