A clear guide for investors from Nigeria and the Nigerian diaspora: how the USD 500,000 fund route works, what documents to prepare and why a regulated fund is simpler than buying property from abroad.
Instead of buying an apartment, you subscribe to units of a real estate fund regulated by the Capital Markets Board of Türkiye (CMB). The CMB issues a conformity letter, and your lawyer files the residence permit and citizenship applications.
One subscription at a price set by licensed appraisers, units held in your own account and fund disclosures published on KAP.
No tenant, building charges, property tax or repairs to follow from abroad.
After the holding period, units are redeemed under the fund rules. There is no need to find a buyer.
Your spouse and children under 18 apply with you on the same investment.
Türkiye allows dual citizenship. Under the Nigerian Constitution, the rule that a person loses Nigerian citizenship by taking another nationality (section 28) applies to citizens by registration or naturalisation, not to citizens by birth. Confirm your own position with a Nigerian lawyer.
The investment must come from an account in your name, for example a domiciliary account in Nigeria or an account abroad, with documented source of funds. The Turkish bank carries out its own compliance checks.
Buy only through regulated channels. Our funds are supervised by the CMB and their disclosures are public on KAP, so every figure can be checked independently.
Passport, birth and marriage certificates and children's birth certificates, apostilled and translated into Turkish by a sworn translator.
