A practical guide for investors from Bangladesh and the Bangladeshi diaspora in the Gulf, the UK and Malaysia: how the USD 500,000 fund route works and what to check at home first.
Instead of buying an apartment, you subscribe to units of a real estate fund regulated by the Capital Markets Board of Türkiye (CMB). The CMB issues a conformity letter, and your lawyer files the residence permit and citizenship applications.
One subscription at a price set by licensed appraisers, units held in your own account and fund disclosures published on KAP.
No tenant, building charges, property tax or repairs to follow from abroad.
After the holding period, units are redeemed under the fund rules. There is no need to find a buyer.
Your spouse and children under 18 apply with you on the same investment.
Türkiye allows dual citizenship. Bangladesh allows it only for an approved list of countries and through a dual citizenship certificate from the Ministry of Home Affairs. Check whether your case is covered before you apply, so you keep your Bangladeshi passport.
Bangladesh applies foreign exchange controls to investment abroad. Many investors use savings or business income already held outside Bangladesh, for example in the Gulf, the UK or Malaysia. In every case the transfer comes from an account in your name and the source of funds is documented.
If you live and work in the UAE, Saudi Arabia, Qatar, the UK or Malaysia, you can invest from there. Your country of residence does not change the Turkish process.
Passport, birth and marriage certificates and children's birth certificates, apostilled or legalised and translated into Turkish by a sworn translator.
